Branded Residences in Dubai: What a Buyer Checks Before and After Registration

Buyers of branded residences in Dubai commit capital to an off-plan project long before handover, so the checks that protect them fall both before and after registration. Antonovich Group, an architecture and interior design company in dubai with over 500 delivered projects and in-house furniture production, operates across four disciplines including architecture, interiors, landscape and fit-out under ISO 9001 certification. Buyers assessing branded developments must understand what the licensor controls, what the architect must still design and how local legislation protects off-plan funds.

Oriental Pearls is a RERA-listed developer operating in this market, offering the Tonino Lamborghini Residences Dubai project with a customer experience complex on Nad Al Sheba Road 1, Meydan Business Park. Dubai Land Department figures show 132,576 sales registrations from 1 January to 25 October 2026, and a branded project competes for attention in that market with every other launch.

What should a buyer confirm before signing an off-plan contract?

The Dubai Land Department tells buyers to confirm five things before signing: that the project is registered with RERA, that an escrow account exists, how far construction has progressed, that the developer is registered and owns or controls the land, and that the permits to sell off-plan have been issued. The Know Your Rights guide lists these as the first questions to put to any developer.

Law No. 8 of 2007 explains why the documents matter. According to the Dubai Legislation Portal, a developer asking to open an escrow account must submit a trade licence, the title deed of the land, the contract between master developer and sub-developer, approved architectural and engineering plans and a standard sale contract. Ask to see the same set, or confirmation that the Land Department accepted it.

Which questions settle who decides the finishes?

A branded residence agreement involves several parties, and the buyer needs to know who approves finishes before signing. Ask the developer which interior items the brand licence fixes and which remain open for you to select. Clarify what the architect or interior designer must still design once the brand guidelines apply, because that boundary decides cost and delivery dates later.

Ask who maintains the brand standards after handover, whether a management entity enforces them and whether the licensor keeps approval rights over later alterations. Put the answers to both the developer and the brand representative, and make sure the specification attached to your contract matches what is delivered.

How does escrow protect the money you pay?

Escrow keeps buyers' instalments inside the project. Under Law No. 8 of 2007, payments from off-plan buyers go into an account opened in the name of the project and used exclusively for its construction, and creditors of the developer cannot attach the balance. A developer with several projects holds a separate account for each.

The same law gives depositors the right to see their own accounting records, requires the escrow agent to keep five per cent of the account value after the completion certificate until one year after units are registered in the buyers' names, and removes a developer from the register if building has not started within six months of permission to sell. If a project stalls, the escrow agent must act with the Land Department to complete it or refund depositors.

What does registering an off-plan purchase involve?

Registration turns a signed contract into a protected right. Under Law No. 13 of 2008, summarised in the Know Your Rights guide, every disposal of an off-plan unit must be entered on the Interim Real Estate Register or it is null and void, and Executive Council Resolution No. 6 of 2010 voids sales made before the approvals are issued and the project is registered.

The Land Department service page for initial sales requires the sale contract to be registered in the provisional register within 90 days of signing, through the Oqood portal, and sets the buyer fee at two per cent of the sale value. Foreign buyers also need the project to sit in a designated freehold area; the UAE government portal explains that foreigners may hold freehold rights there, or usufruct and leasehold rights for up to 99 years.

What does the developer still owe after handover?

The developer's duties continue after the keys are handed over, and Law No. 6 of 2019 sets them out. Under Article 40 of the jointly owned property law, a developer remains liable for ten years from the completion certificate for defects in structural parts, and for one year from handover of the unit for defective mechanical, electrical, sanitary and similar installations.

Service charges follow the same law. An owner pays a share calculated from the area of the unit, a developer pays the share for unsold units, and a management entity may not collect any charge without RERA approval, which requires the budget to be approved by a certified audit firm. Where a branded building is licensed as a hotel project, the developer must outsource management of the common parts to a hotel project management company, so ask which company that is and what the owners committee can decide.

Which checks belong on a buyer's reference sheet?

Keep one sheet that lists each check, the document that proves it and the rule behind it. Take it to the developer meeting and tick each line against a document you can read, not a verbal answer.

How should buyers evaluate a branded developer partnership?

The strength of a branded residence depends on the working relationship between the property developer and the brand. Review the Oriental Pearls and Tonino Lamborghini partnership page and ask how responsibilities are divided during construction and after handover. Have the developer and the licensor set out in writing which party is responsible for which stage.

Ask the developer about its delivery record, starting from the Oriental Pearls homepage, and read the Why Dubai? page for the market context behind the project. Escrow terms, registration papers and written answers on brand specifications let you judge a branded residence on documents rather than marketing.
